1-4 unit property meet underwriting requirements, which qualify them to secure a residential mortgage upto a 30 year term.
5+ unit property qualify for a more expensive commercial loan with added underwriting requirements, shorter terms, higher rates, plus costlier fees. They have less flexible terms and conditions than a residential mortgage.
To acquire 5+ unit properties, client request to KRIBTREE. TRIAD is a KRIBTREE affiliate that develops and re-develops 5+ unit Income Property for investors and individual buyers.
During the Planning Process the client will describe their personal and financial criteria, so KRIBTREE locates viable and profitable Income Property based on client’s criteria.
Property’s financials will be the primary factor along with buyer’s financials to determine buyer’s ability to qualify for a residential mortgage.
Development and Operating Pro Formas or income of property and property’s operating costs are critical factors in the underwriting process. Planning process will Review development and Operating pro formas as KRIBTREE prepares them for clients.
